Ownership & Legal

Can a US citizen (or any foreigner) buy here?

Yes. Because OCN sits within Mexico's coastal restricted zone, foreign buyers own through a fideicomiso — a renewable bank trust where you are the sole beneficiary with full rights to use, rent, remodel, sell or inherit the property. It is the standard, secure path used by tens of thousands of US and Canadian owners. See our Ownership page for detail.

What is the deposit / payment structure?

A $5,000 USD refundable deposit reserves your villa, with 15 days for due diligence. The property value is then paid in four equal stages: 25% at signing, 25% at the next milestone, 25% on ready-to-finish delivery, and a final 25% on completion of finishes — roughly four months apart. Is the title secure?

Yes. Title is held in trust by a Mexican bank acting as your fiduciary, and your beneficial ownership is protected under Mexican law. We always recommend buyers engage a qualified Mexican real-estate attorney — this page is general information, not legal advice.

Pricing & Residences

What are the villa models and prices?

Four models: Casita (~1,272 sq ft, $299,000), Nativo (~1,437 sq ft, $395,202), Ola (~2,260 sq ft, $479,255), and the flagship Grand Villa (inquire). Every villa has its own private pool. Prices reflect the current Phase 5 release (May 2026) and are in USD.

Why does pricing change by phase?

OCN is released in phases as construction progresses. Earlier phases were priced lower; as the project sells through and nears completion, pricing steps up. We are currently in Phase 5, so today's prices reflect that release — securing now locks the current price.

Are there oceanfront condos too?

Yes — beyond the villas, OCN includes four oceanfront condominium towers (three levels each, three residences per floor). Availability is limited; ask us for current options.

Where exactly is OCN?

How do I get there?

Puerto Escondido International Airport (PXM) serves the area, with growing connectivity as the region invests in tourism. It is one of Mexico's fastest-growing coastal destinations.

Is Puerto Escondido safe?

Puerto Escondido is a laid-back coastal town that is popular with international visitors and known for relatively low crime compared with larger Mexican cities. As anywhere, normal precautions apply.

Can I rent my villa when I'm not using it?

Yes. OCN is designed as both a home and an income asset. Estimated annual rental returns run from roughly $62,000 (Casita) to $99,000 (Ola), through a managed program that handles bookings, cleaning and maintenance. Figures are illustrative, not guaranteed — ask us for the full breakdown.
