Mexican law places special rules on property within ~50 km of the coastline. To let foreigners own this beachfront land securely, OCN uses a fideicomiso — a renewable bank trust held by a Mexican bank on your behalf.
You are the sole beneficiary. You hold all the rights of ownership: you can live in the property, rent it, renovate it, sell it, or pass it to your heirs. The bank simply holds title in trust — it cannot use or claim the property.
